TALLINN, Estonia, 21 September 2026. Estonian building automation technology company Bisly has signed an agreement with International Building Intelligence Solutions LLC (IBIS), a New York building technology distributor and integrator, to sell Bisly solutions in the United States. The agreement has a total value of $28.7 million and is the largest partnership Bisly has signed outside Europe.
Bisly develops building automation hardware and software as one system. It covers heating and ventilation control, room sensors for temperature, humidity, CO2 and presence, and lighting. At its core is a deployment toolchain built on a digital twin of the building, which makes automation simpler and cheaper to install. Bisly systems already run in more than 6,000 homes and over 10 million square feet of floor space across Europe. The same approach is now coming to the US.
At a glance
- $28.7 million, a five-year partnership with IBIS and Bisly's largest deal outside Europe
- Focus on residential and mixed-use buildings in the US and in Europe
- More than 6,000 homes in Europe already run on Bisly automation
- In residential buildings, up to 40% lower energy costs and a typical payback of two to three years
Two large markets, one gap
According to MarketsandMarkets, the global building automation market was worth $101 billion in 2025 and will reach $191 billion by 2030. North America is the largest region, at close to a third of the global market. Europe stands at $25 billion and is set to grow to $41 billion by 2030.
Both markets share the same gap. Supply is split between vendors of single-function products and incumbents selling complete systems at high cost. The large vendors build for towers and Class A offices, and below roughly 200,000 square feet their economics stop working. That leaves a very large number of residential and mixed-use buildings unserved, and that is the market Bisly is built for.
Rising requirements on both sides of the Atlantic
Energy performance and emissions requirements for buildings are tightening in both Europe and the US, making building automation mandatory in a growing share of buildings. Regulation speeds the market up, but it is not the only reason to buy. Bisly pays for itself on its own merits: in residential buildings, payback is typically two to three years and energy costs fall by up to 40%.
Why the digital twin changes the math
On a conventional automation project, hardware and software are the smaller part of the cost. Most of the budget goes to engineering: control logic written for one specific building, then commissioned room by room and controller by controller.
Bisly starts every deployment from a digital twin of the building. In residential and mixed-use buildings, where room types and systems repeat, this removes a large share of the engineering hours and makes the finished system significantly cheaper than a conventional one. Bisly is extending the same method to ever larger and more complex buildings.
A partner on the ground in New York
IBIS is owned by Bernhard Boennemann and Jay Govender and operates in New York State. IBIS is responsible for sales and installation of Bisly solutions in the US, while product and technology development continues in Tallinn. In September the two companies met owners, managing agents and developers across New York City, and they are already in talks with one of the city's largest developers about deploying Bisly across its portfolio.
"Energy prices have only moved in one direction: up. Everyone knows automation saves energy, but deployment has been so expensive that most buildings have been inefficient by design. The digital twin brings that cost down. We focus on residential and mixed-use buildings because in Europe and in the US alike, the big vendors leave them unserved. The digital twin and deployment tools that made us in Europe are ready for the US, and in parallel we are extending the solution to larger buildings."
